Lodgify is one of the better-known ways for a holiday-rental host to get a booking website with a synced calendar. It is not the only one, and it is not the right one for every host — a single flat in Crete and a 40-unit management company want genuinely different software. Here are six alternatives worth looking at, with prices taken from each vendor’s own pricing page and checked in July 2026.
Two notes before the list. First, every vendor publishes in its own currency, so we quote euros, dollars or pounds exactly as they appear rather than converting at a rate that will be wrong by the time you read this. Second, several of these companies do not publish prices at all. Where that is the case we have written “not published” instead of guessing.

1. OwnerRez — the deep one
OwnerRez charges a $40/month minimum covering one property, then $15 each for properties two and three, dropping to $8 each in the 5–9 band and lower again above that (checked July 2026). Channel management is free. A hosted website is a premium add-on at $15/month for one property, so a single-property host wanting a site is looking at $55/month. There are no setup fees, no booking fees and no contract, and there is a 14-day trial.
It is the most feature-dense option here: rental agreements with digital signatures, QuickBooks integration, damage protection, owner statements. If you need software that will still be enough in five years, this is the strongest answer on the list — and it is a better fit than we are for anyone doing trust accounting or managing properties on behalf of other owners. The trade-off is that it is a system to learn, not a site to launch on a Sunday afternoon, and it is noticeably US-centric.
2. Uplisting — for the operator with a portfolio
Uplisting prices its Independent Host plan as a flat £80/month plus VAT for up to five properties on monthly billing, or £72/month billed yearly; the Portfolio Manager plan is £16 per property per month for 6–40 properties (checked July 2026). A direct booking site is included with 0% commission, and there is a 14-day trial with no card required.
The flat rate makes it expensive for one property and good value for five. What you get for it is operational: unified inbox, cleaning scheduler, automated messaging, and optional owner statements at £8 per property per month. If you are running units for other people and answering to them monthly, that add-on alone may decide it.
3. Guesty Lite — the on-ramp to a big PMS
Guesty Lite is aimed at hosts with one to three listings and publishes three ways to pay: from $9 per listing per month plus 1% per reservation, from $20 per listing per month on an annual commitment, or from $29 per listing per month on a flexible monthly plan (checked July 2026). A 14-day trial is offered and a booking engine is included.
Read the plans carefully: the headline $9 is the one with a percentage attached, so it is cheapest at low volume and stops being cheapest as your revenue climbs. Guesty’s real argument is the ladder above it — Pro covers 4–199 listings and Enterprise 200+, both quote-only. If you genuinely expect to be a 30-unit operation in three years, starting inside that ecosystem is a reasonable call.
4. Hostfully — built around owner reporting
Hostfully lists Growth from $15 per property per month and Pro from $25 per property per month, both “+ platform fee” — and the amount of that platform fee is not published, which makes the entry price hard to pin down without talking to sales. Growth carries a 1% payment gateway fee and a 0.85% direct booking fee; Pro removes both (checked July 2026).
That fee structure is the thing to notice. On Growth, direct bookings are not free — 0.85% of a €1,200 week is around €10. Hostfully’s strength is elsewhere: digital guidebooks, owner management and reporting that property managers actually use.
5. Zeevou — genuinely free, if you can self-serve
Zeevou publishes a “Forever Free” plan at £0/month with unlimited properties, a 0% direct booking fee, a direct booking website, PMS, website hosting, owner portal, iCal sync and unlimited seats (checked July 2026). It monetises through a network fee on cross-host bookings and through premium features; the prices of those paid tiers are not published. Self-onboarding is free and guided onboarding starts at £100.
If your constraint is budget rather than time, this is the most serious answer on the page, and it would be dishonest of us to bury it. The cost is the setup work you do yourself and a platform whose paid tiers you cannot price until you speak to someone.
6. justST8 — the fast route from listing to site
Ours. You paste your Airbnb or Booking.com listing, we import the photos, description and rates and turn them into a booking site with two-way calendar sync and card payments. Where we are the weaker choice: we do not do trust accounting, owner statements or task management, we do not have a phone line, and we are newer than everyone else here. If your business needs any of those three things, one of the tools above will serve you better.
Two more you will see mentioned
Hostaway does not publish subscription prices — its pricing page is a quote request form. It does publish a 1.8% Booking Engine Fee on reservations made through its booking engine, applied to the base rate and fees excluding taxes, alongside a separate 1% application fee; the guest pays it by default and the host can choose to absorb it instead. That fee currently applies to US listings on Stripe. Setup and onboarding costs: not published.
Boostly is a done-for-you direct-booking service rather than software you configure yourself, and it publishes no pricing — the site routes you to a call. If you want someone else to build the site and coach the marketing, it belongs on your shortlist; you will just have to get the number by asking.
How to actually choose
Count your units first, then count your obligations. One or two properties and no owners to report to: the cheap end of this list will do, and the deciding factor is how much of a Saturday you want to spend on setup. Five to forty units, cleaners to schedule and owners expecting statements: pay for Uplisting, OwnerRez or Hostfully and stop trying to save €30/month on the wrong axis.
Whatever you pick, get two things right before you take a booking through it.
